Renting out your Playa Romana apartment with Casa Azahar means handing over the whole holiday rental: the listing, bookings, guest care, key handover, cleaning, maintenance and the legal paperwork. Casa Azahar already rents out Residencial Casablanca, right by the sand, and Nova Romana, and knows what travellers look for on this coast.
If you are still thinking about buying in the area, first read the guide to buying an apartment on Playa Romana. This page is for people who already own and want to make their apartment earn.

What travellers look for on Playa Romana
Playa Romana has a Blue Flag in 2026 and is an accessible beach; Residencial Casablanca is about 40 metres from the sand, and the village centre is about 800 metres away along the Senda Litoral. With that location, the guest who arrives is mostly a family who wants to step out of the apartment and onto the beach, and who values the following:
- Closeness to the sand and sea views, if the building has them.
- Space for everyone: the two- and three-bedroom apartments at Casablanca sleep 4/6 to 5/7 people.
- Pool and garden of the residence. The pools are seasonal.
- A booking without surprises: keys handed over at a real office and help in the village.
Knowing this helps you decide how to present your apartment: which photos come first, what is said about the beach and which languages it is advertised in. Seafront apartments in Alcossebre are always compared with those on the Romana.

What Casa Azahar does for your apartment
- Review of your situation. We go over the regulations, the community's agreement, your own-use dates and the arrangement that suits you best.
- Publication. Listing on the Casa Azahar website and on holiday rental portals, with photos and a description in several languages and the tourist registration number required by law.
- Bookings and guest care. Enquiries are answered, changes are handled and the guest is looked after before, during and after the stay.
- Keys. They are handed over at the office at Avenida Las Fuentes 11, with no key boxes in the street, which Valencian regulations prohibit.
- Cleaning and maintenance. Cleaning between guests, change of bed linen and towels, and repairs when something breaks.
- Paperwork. Registration in the Tourism Register, renewals and changes, and reporting of guest registers to SES.Hospedajes within a maximum of 24 hours.
Renting on your own or with management
| Task | On your own | With Casa Azahar |
|---|---|---|
| Tourism Register and planning report | Online procedure with a digital certificate, which you must do yourself | Casa Azahar handles it as representative or holder of the activity |
| Community agreement (3/5) | You deal with the administrator yourself | We explain what to ask for and how to put it to the owners' meeting |
| Keys and check-in | You have to be there or leave someone, with no key box in the street | Our own office at Avenida Las Fuentes 11 |
| Guest registers (24 h) | You report them to SES.Hospedajes yourself | The team reports them |
| Cleaning, linen and repairs | You hire and coordinate | Our own team in the village |
| Plaque, complaint forms, 24 h phone | Mandatory, at your cost | Covered by the management |
Letting without meeting these requirements is a very serious offence: fines start at 100,001 euros. That is why it is worth doing it properly from day one.
What if your community does not allow tourist rentals?
Without the community's agreement there is no tourist licence. Even so, your apartment can still earn income with stays of 11 nights or more, which are not tourist rentals in the Valencian Community. The rules on these stays are under review (October 2026), so Casa Azahar looks at each situation before proposing anything.
What your apartment needs in order to be registered
The Tourism Register asks the property to meet certain minimum standards, which Casa Azahar checks with you before starting:
- Air conditioning and heating, at least in the living-dining room, plus hot water, internet and television.
- A wardrobe in each bedroom and a washing machine, unless there is a shared laundry.
- A kitchen with fridge, oven or microwave, iron and extractor hood.
- First-aid kit, evacuation plan or emergency instructions, and details of the nearest medical centre.
- Civil liability insurance, energy performance certificate and cadastral reference.
If the apartment falls short on any point, we work out what is needed before applying for registration. Properties registered before 8 August 2024 have until 8 August 2029 to adapt to the new requirements.
Questions owners ask us
- Do I have to be there? No: keys, cleaning, maintenance and guest care are all handled by the Casa Azahar team.
- Can I use it myself? Yes. Own-use dates are agreed at the start, because they shape the booking calendar.
- What about tax? If you are resident in Spain, the income is usually taxed as rental income (income from real estate capital); if not, it is declared on form 210 (19% or 24% depending on your country). VAT depends on the services provided. Your tax adviser will confirm your case.
Rent or sell
Some owners on Playa Romana start by renting and end up selling, or the other way round. Casa Azahar does both: if you would rather sell, you can sell your apartment with Casa Azahar and look at the properties it has for sale. What it does not do is push you into one option.

How many days a year do you want to use your apartment?
It is the first question we ask, because it decides almost everything: price, calendar and type of stay. Tell us about your situation in the form and we will explain what options you have.
