Apartments for sale on Playa Romana in Alcossebre mainly attract families who want a holiday flat by the sea, in an area quieter than the centre but linked to it on foot. Here's what the area is like, what's worth checking and what happens if you want to rent it out later. No listing prices: they change every week.

What the Playa Romana area is like
Playa Romana lies just south of Cargador beach. It's about 500 metres long and 40 wide, has fine sand, is accessible and in 2026 flies the Blue Flag, like Cargador, El Moro and Manyetes. It also has a children's area or activities in season, according to the official tourism website.
Behind the sand is a row of complexes and gardens, with the Serra d'Irta in the background to the north. Along the Senda Litoral, a wooden boardwalk by the sea, you can walk to Cargador beach, the seafront promenade and the centre, about 800 metres away. To the south come El Moro, Tres Platges and Manyetes. We cover it in the Playa Romana guide and in the one on the southern beaches.

Beachfront or one row back: the buildings in the area
There are two kinds of property on Playa Romana:
| Position | What it's like | Example managed by Casa Azahar |
|---|---|---|
| Beachfront | Complexes facing the sand, with garden and pool; upper-floor flats look out to sea | Residencial Casablanca: white buildings with domes, palm trees and seasonal pools; 2 and 3 bedrooms |
| Behind the beachfront | Complexes with garden and pool, a few steps from the beach | Nova Romana: garden and pool for adults and children; 1 and 3 bedrooms |
On the beachfront you pay for stepping down to the sand without crossing a street and, on upper floors, for the views. Behind the beachfront there are complexes with similar shared facilities, a few more steps from the beach.

What buyers look at on Playa Romana
- Floor and views: upper floors have sea views; the ground floor opens onto the garden and avoids stairs.
- Lift: not every building in Alcossebre has one. Ask if it matters to you.
- Pool and garden: they need upkeep. Ask for the community fee and the recent meeting minutes.
- Parking: in summer, parking near the beach is hard. Check whether the home comes with a space.
- Size: if it's for a big family, look for three bedrooms; at Casablanca they sleep up to seven.
- Holiday letting: if you want to rent it out, confirm the licence and the community's bylaws.
Guide price and taxes
There's no official price per beach. As a reference, RealAdvisor estimated an average of about €2,519/m² in July 2026 for postcode 12579, Alcalà de Xivert (€2,521/m² for flats), 9% more than a year earlier. It's an estimate for the whole municipality: a beachfront position and sea views change the price of each flat a great deal.
When you buy a resale home you pay Property Transfer Tax (ITP), which in the Valencian Community is 9% since 1 June 2026. For the other costs, ask your notary or adviser.
Buying on Playa Romana to rent it out
Playa Romana has holiday demand: Casa Azahar rents out beachfront apartments at Residencial Casablanca, mainly to large families and family groups. You can compare with other areas in beachfront apartments in Alcossebre.
If you're buying to rent out, bear in mind that the home needs a tourist licence and the community has to allow it. The rules are changing: confirm this before you sign.
